ARCHITECTURE & DESIGN REVIEW COMMITTEE MINUTES
March 21, 2013     5:45 p.m.

Chairman Clapper called the meeting to order at 5:45 p.m.

  • Appl. 13-06P, GDS Estimating – request for a 1 lot resubdivision and site plan of development for a 13,000 sq ft industrial building on property located on the northerly side of Governor’s Highway, easterly of Nutmeg Road North (to be known as 470 Governor’s Highway), I zone
Chris Eseppi, with PDS Engineering and Construction representing GDS, was present to review the proposal. The applicant is proposing to cut out one 2 acre lot meeting all zoning requirements.  This lot will be approximately 400 feet from the residential area and a planted buffer will be installed along the industrial/commercial zone line.  
The proposed industrial building will be built in two phases. A phase line is shown on the plans.  There will be a single access point from Governor’s Highway. ‘Drive in doors’ will be located along the easterly side of the building. The loading area is not a high activity area and there is no outdoor storage proposed on site.

The landscaping proposal includes maple trees along the street frontage within a street tree easement to the town as well as foundation plantings around the perimeter of the building.  A small detention area will be long the easterly boundary and will be landscaped as well.

The office portion of the building, located closest to Governor’s Highway, is proposed to be constructed of grey, split face block, and a maroon color has been selected for the mullions. The remainder of the building will be a grey metal warehouse building with a maximum height of 20 feet.

The lighting plan includes some wall pak lighting (full cut-off lights) as well as parking lot lighting with 25 foot high poles and full cut off lighting.  A dumpster pad and transformer pad are also shown on the parking areas and will be screened with fencing and landscaping.

The Committee discussed the proposal and indicated that they were pleased with the architecture and plans as presented.
